You’ve had a diverse journey—from working with organizations like Times of Money and leading developers such as Lodha Group—to heading House of Swamiraj. How did these early experiences shape your understanding of the real estate sector?

My early career played quite an important role in shaping my understanding of the sector. Working with leading organizations like Times of Money and later with established developers such as Lodha Group and Mirchandani Group gave me a well-rounded perspective ranging from financial structuring to on-ground project execution. Coming from a science background, I was naturally inclined to approach these experiences with a structured and analytical mindset. However, this experience exposed me to the real challenges faced by homebuyers around trust, transparency, and clarity in communication. It helped me realise that more than building structures, real estate is about building confidence and long-term relationships. That insight stayed with me and continues to shape how I approach decisions even today.

You identified gaps like a lack of transparency and trust in homebuying early in your career. How serious are these challenges even today, especially in the affordable housing segment?

Despite the progress we have seen in this industry over the years, challenges around transparency and trust still persist, particularly in the affordable housing segment. For many buyers, purchasing a home is a once-in-a-lifetime decision, yet the process can still feel complex and overwhelming. Regulatory frameworks no doubt, have improved accountability, there is still a need for developers to build genuine credibility. Through my observations across industry forums and real estate platforms, I have realized that trust is still the biggest differentiator for buyers, especially first-time homeowners. Thus, at House of Swamiraj, I have made it a point to practice clear communication, ethical practices, and consistency, as these are essential to bridge the gap and create a more confident homebuying ecosystem.

House of Swamiraj has delivered homes to over 1,700 families across the Mumbai Metropolitan Region. What have been the key drivers behind this rapid growth?

Our growth has been driven by a clear and consistent vision to deliver thoughtfully designed, affordable homes that offer long-term value. A key turning point was in 2022, when we redefined our approach and transformed the brand into House of Swamiraj with a sharper focus on quality, scale, and customer-centricity. Understanding the aspirations of mid-income homebuyers and delivering those expectations has been the key. Additionally, our ability to identify the right micro-markets, maintain financial discipline, and build trust through transparency has helped us scale sustainably while staying true to our core philosophy.

Redevelopment is a major trend in Mumbai’s real estate landscape. What opportunities and challenges do you see in this space?

Redevelopment presents a significant opportunity in a land-constrained market like Mumbai, as it allows us to unlock the potential of existing spaces while improving living standards. It not only benefits developers but also enhances the quality of life for residents with better infrastructure and amenities. However, it comes with its own set of challenges; stakeholder alignment, regulatory approvals, and managing timelines are critical factors. Success in redevelopment requires patience, strong community engagement, and a transparent approach to ensure all stakeholders feel secure and valued throughout the process.

The real estate sector is increasingly adopting digital tools and data-driven decision-making. How is House of Swamiraj leveraging technology in its operations?

Technology is becoming integral to how real estate operates today, and at House of Swamiraj, we are actively integrating it across functions. From data-driven market analysis and site selection to digital marketing and customer engagement platforms, technology helps us make more informed decisions and improve efficiency. We strongly believe that technology must support consistency, transparency, and scalability in operations, that’s why we are adapting to streamlining internal processes and enhancing transparency for customers through better communication tools. The goal is to create a seamless and more informed homebuying experience.

Looking ahead, what is your long-term vision for House of Swamiraj in Mumbai’s evolving housing market?

Our long-term vision is to become one of the most trusted names in Mumbai’s affordable and mid-income housing segment. We aim to scale responsibly while continuing to prioritise quality, transparency, and customer satisfaction. As the market evolves, we see ourselves playing a key role in redevelopment and emerging micro-markets, while consistently delivering homes that improve people’s lives. Beyond business growth, I also see us contributing more actively to industry conversations, advocating for better practices, innovation, and a more transparent housing ecosystem. Ultimately, our focus will remain on building not just homes, but communities that offer lasting value and a sense of belonging.
