New Delhi: Lucknow’s residential real estate market is witnessing a shift in buyer behaviour as improving infrastructure, expanding residential corridors and rising property values are encouraging homebuyers and investors to evaluate properties on factors beyond price. With the city emerging as one of the faster-growing Tier-2 housing markets, buyers are increasingly looking at connectivity, project quality, developer credibility, social infrastructure and long-term value while making property decisions.
According to CRISIL Intelligence, residential real estate demand across Tier-2 cities grew at a 14% CAGR between FY2021 and FY2026, while markets including Lucknow recorded growth of around 20% during the period. The report attributes the expansion to factors including infrastructure development, urban growth and rising demand for larger and premium homes. A recent CII-Knight Frank India report further found that residential prices across 11 emerging Tier-2 markets, including Lucknow, increased by 63% between 2021 and 2026, compared with 42% across the top eight cities.

The city’s expanding infrastructure is also influencing the way buyers evaluate different residential and commercial corridors. The proposed 11.16-km East-West corridor of the Lucknow Metro, connecting Charbagh with Vasant Kunj, has received approval and is expected to expand the city’s urban transport network. At the same time, Lucknow’s broader growth across residential, commercial and infrastructure-led corridors is creating a wider range of property options for end-users and investors.
